Location:
The studio apartment is centrally located on the sunny west side of Puerto Rico. The upper part of the complex has access to the communal car park through a barrier. This is opened with a chip. There is only 1 flight of stairs up from the upper entrance (where the reception is located) to the apartment which is located near the end of block C on the fourth floor. Very private. Quiet and peaceful part of the block. Lift between the pool and the reception level. Various facilities in the complex itself; fex restaurant, pool bar, hairdresser etc. About 10 minutes' walk down to the local beach and short walking distance to the center of Puerto Rico with all kinds of facilities; be it shopping centres, cafes, restaurants, grocery stores, clothes shops, pharmacies, medical centre, etc. Walking distance also to the well-reputed Amadores beach with white, fine-grained shell sand from the Caribbean. Good bus and taxi connections.

Wall to wall with the bathroom is the sleeping area. This is furnished with a large double bed with storage space underneath, 2 white bedside tables and an overhead cabinet in natural white with a total of 5 doors. Ceiling fan with several speeds that can be adjusted as needed. Half wall facing the living room area as extra separation in addition to the fact that the living room and kitchen are on a somewhat lower level. You can cover the opening between the sleeping area and the everyday room with a curtain or other material if you want further separation.

The living room is furnished with a gray sofa bed, white coffee table and a small chest of drawers. White fridge with freezer section (from 2024). Adjustable ceiling fan here too. Wall-mounted flat screen. TV furniture on the kitchen wall with drawers in one part and cupboards in the other. Grey, solid top plate that matches the worktop in the kitchen.
the kitchen furniture is white and consists of 2 upper cabinets and 1 lower cabinet as well as shelves. Glossy wall tiles that are easy to keep clean. Kitchen rod for extra storage space for drying roll, spice rack and kitchen equipment in general. Vitroceramic hob for 4 plates. Small oven (from 2024). Ventilation in the outer wall by the kitchen which ensures extra air circulation, even when the terrace doors are closed.
Terrace doors with white aluminum marker along the entire front of the living room that can be opened fully (3 leaves). You get the feeling that the living room is enlarged with the balcony area and vice versa. Plenty of daylight enters the apartment.
Direct access to the roofed balcony from the living room and kitchen. East facing. Fantastic view of the sea and parts of Puerto Rico. Pretty lighting from the city in the evenings. The outdoor area is furnished with 2 particularly comfortable chairs in beige rattan style (coarsely meshed) with an accompanying round table with glass top and relief table. Foldable, wall-mounted dining table. Drying rack that can be folded completely when not in use. Practical and space-saving solutions. Outdoor lighting. Awning with a transparent middle part that allows the outdoor area to be screened in while at the same time you can enjoy the great view over the Atlantic Ocean.
The studio flat is sold fully furnished, apart from personal items and some decorative objects belonging to the broker.
An alarm has been installed in the apartment. (A separate subscription must be taken out by the buyer if desired.)
The owners have also had internet installed. The buyer can use the installation, but must of course take out a separate subscription.
The complex:
The complex offers, among other things, the following facilities:
- Swimming pool for children and adults (heated in the winter months). Water trim in the winter season.
- Large common areas for sunbathing.
- Pool bar where you can buy breakfast, lunch and drinks.
- Well-reputed restaurant, Vista Grill.
- Hairdresser and massage services.
- Communal parking in the facility when you are there and using the apartment. You cannot park your car there long-term when you are in your own home country.

The community costs include water, electricity, some Norwegian TV channels and the facility's wifi.
Taxi stand right outside the barrier to the complex.
Convenient supermarket in the neighboring Montebello facility.
The facility offers a rental scheme for the owners. However, this apartment is outside the rental scheme and is used as a private holiday home. It cannot be rented out privately in competition with the rental company onsite (Vistaflor Puerto Plata). Renting must be done through this company.

Purchase costs are not included in the property price. These are: Transfer tax of 6,5% of the purchase price for second hand properties or taxes of 8% of the purchase price for first hand properties. In addition to this, the buyer must pay notary, registry and lawyers fees. On an average basis the purchase costs are calculated to be between 8-10% of the price for second hand purchases and between 10-12% on first hand purchases. It can be a little more if the purchase price is low or if the buyer chooses to purchase with a Spanish bank mortgage. However, the buyer will receive a detailed overview over the purchase costs for the property she/he wants to buy.
